Kazakhstan changes the tax rules for selling a flat

Kazakhstan has new rules for tax on apartment sales from 2026. A flat registered after January 1 can be sold tax-free after two years of ownership. For flats bought earlier, the old one-year rule still applies.

Sell earlier and at a profit, and tax is charged only on the price difference. Buy for 30 million tenge and sell for 35 million, and the tax applies to the 5 million gain, not the whole sale price.

The rule matters for anyone holding property in Kazakhstan's cities, where prices have moved fast: it rewards holding for two years and taxes only real profit, not turnover.
